Public Trustee foreclosure auctions are scheduled for Wednesdays at 10 a.m., in the Public Trustee's office.
 
  •  Foreclosure Auctions are advertised in The Herald Times with the specific information for each property. We do not have any further information regarding other liens on the property or the condition of the property.
  • The sale is an in-person auction, anyone can bid over the opening bid amount. Please call the day before the sale to see if it is still scheduled and if we have the opening bid amount from the attorney.
  • If you are the successful bidder, you must be prepared to tender certified funds by noon on the day of the sale. If funds are not timely received, the sale will be awarded to the next successful bidder.
 
A Certificate of Purchase will be issued to the successful bidder. After the end of all redemption periods, a Confirmation Deed will be issued to the holder of the Certificate of Purchase.

The foreclosure process is set forth in Title 38, Article 38 of the Colorado Revised Statutes. Those statutes are available in most public libraries and online.

Pursuant to C.R.S. 38-38-111(2.5)(a), if your property goes to a foreclosure or auction sale and is purchased for more than the total owed to the lender and to all other lien holders, please contact the public trustee's office after the sale because you may have funds due you.
